If you have a mortgage, scholars have different views on whether you can deduct it from your Zakat. The safest approach is to not deduct it or to deduct only the next year's payments.

No consensus on mortgages. Some scholars say you can deduct the full outstanding mortgage balance from your zakatable wealth. Others say you cannot deduct it at all because it is a long-term debt tied to an appreciating asset. A middle position is to deduct only the payments due in the next 12 months.
